Forming part of one of the largest and most ambitious regeneration projects in Europe, Mustard Wharf is a new residential Build to Rent development overlooking the Leeds-Liverpool Canal.
The £55 Million scheme features 3 buildings ‘Brickworks,’ ‘Lockside’, and ‘Spicemill’, housing 247 stunning 1, 2 and 3-bedroom boutique rental apartments. Mustard Wharf also offers residents three communal roof terraces, an on-site high-tech gym, working spaces, two clubhouses complete with private dining rooms and secure parking for cars and bikes.
The location of the 20,000m² site posed several challenges to the construction team, including contaminated ground, listed chimneys and a leaky canal wall. From an engineering perspective the design was also technically challenging with intricate brick façades, 'hidden pocket' sliding patio doors on the Juliette balconies and stringent specifications for the roofing elements which had to be non-combustible.
But the result is well worth all the extra effort. With a modern industrial yet cosy feel, the apartments have floor to ceiling windows which flood the open plan living area with light.
Senior’s PURe® aluminium casement windows and PURe® SLIDE aluminium doors were chosen for the apartments, not just for their quality and aesthetics, but also because they are some of the most thermally efficient products on the market. With U values as low as 0.73 W/m²K for PURe® Windows and 1.1 W/m²K for PURe® SLIDE Doors (calculated as a commercial CEN standard), they help to ensure a comfortable living environment whilst keeping energy bills down.
To create an impressive central atrium Senior’s thermally enhanced SF52 curtain walling was installed from ground level to the full height of the building. Each building has a concierge but for extra security and safety, robust double glazed SPW501 commercial aluminium doors (certified Secured By Design,) were installed at all entrances.
The development has been funded by Legal & General, the company also taking on the role of Landlord. Their aim is to provide more flexibility and community for people who rent, with freedom to decorate and have pets.
Just 5 minutes’ walk from Leeds Station, and right next to the tow path the new apartments are within easy reach of canal-side walks, cycle routes, boutique shops, independent cafes and restaurants. Centred around a new pedestrian boulevard connecting the scheme with the adjacent Tower Works development, it’s no wonder that most of the Mustard Wharf apartments are already let, as more and more people decide to move to the buzzing South Bank, the most up-and-coming neighbourhood in Leeds.
